Condominium Property Manager

CPManagement is seeking a seasoned and experienced condominium property manager to manage a portfolio of residential condominiums in the seacoast of New Hampshire. The Property Manager is responsible for all aspects of the operation and maintenance of the assigned Properties. This requires a presence on the property on a regular basis with constant vigilance to make sure the property looks its best al all time. Further, the successful applicant must always make sure that goods and services are provided at strong value to the client and with high quality results.


CPManagement is seeking a seasoned and experienced condominium property manager to manage a portfolio of residential condominiums in the seacoast of New Hampshire.  

The Property Manager is responsible for all aspects of the operation and maintenance of the assigned Properties. This requires a presence on the property on a regular basis  with constant vigilance to make sure the property looks its best al all time. Further, the successful applicant must always make sure that goods and services are provided at strong value to the client and with high quality results.  

 

Responsibilities include but may not be limited to:

UNIT OWNER

  • Periodic Tenant/Unit Owner visits/communication.
  • Ensure Unit Owner pays dues and abides by condominium documents
  • Handle day to day inquiries
  • Get to know your residents !

CONTRACT/VENDORS

  • Solicit and negotiate maintenance contracts for landscaping, snow removal, extermination, HVAC, roofing, janitorial, etc.
  • Meet with building vendors to ensure services are being completed per contract
  • Maintain mutually respectful and collaborative relationships with vendors.

PROJECTS

  • Keep a 5-10 year capital project schedule with reserve analysis for condos
  • Bid out and contract for projects at each site
  • Present bids/vendor info to Boards for decision.
  • Contract with vendor, set schedule and ensure project is completed

MAINTENANCE

  • Coordinate building maintenance needs with maintenance department.
  • Communicate regularly with Maintenance Supervisor/Field Director
  • Enter work orders
  • Monitor work order progress. Communicate to Owner/Boards.
  • Be available as reasonably necessary for after hours phone calls and when decisions are needed.
  • Be a partner with the maintenance staff, take an interest in what they do for mutual collaboration.

BUDGET

  • Prepare Annual budget to present to Owner/Boards for review/discussion/approval prior to November 15 for accounts on calendar year budget.  May 15th for fiscal year budgets.
  • Monitor budget throughout the year by reviewing monthly financial reports.

ACCOUNTING

  • Approve invoices weekly, with time being of the essence.
  • Prepare cash requests to Owner/Boards as required
  • Review monthly financials and prepare monthly variance and/or executive summary
  • Understand and have knowledge of the financial performance and financial fundamentals of your properties
  • Understand energy usage and cost both on annual and per unit basis

OWNER/BOARDS

  • Schedule and administer regular Board of Director and Annual meetings
  • Keep proper communication with each building Owner/Board depending upon each Owner/Boards needs
  • Stay up to date with legislative changes affecting the Condominium laws/statutes in each state
  • Attend Board Meetings

Salary: $75,000 annually or commensurate with experience.
