Responsibilities:
- Manage and supervise maintenance technician
- Develop and implement maintenance protocols
- Conduct regular inspections for safety and compliance
- Coordinate with vendors to schedule maintenance work such as make readies
- Troubleshoot and repair mechanical, electrical, and equipment issues
- Maintain accurate maintenance records including work orders and equipment maintenance history
- Train and mentor maintenance staff
- Ensure compliance with regulations and codes
- On-Call for emergency maintenance on a rotated weekly schedule
Project Management
- Oversee mutliple ongoing projects simultaneously, all while managing day-to-day property tasks.
- Collaborate with Project Manager to effectively execute ongoing capital expenditure (Cap X) projects within an aging property
- Coordinate with restoration service providers as needed for safe and compliant asbestos and/or mold abatement processes.
- Proactively address and navigate any challenges that may arise, including, but not limited to, resident concerns, budget contraints and employee coaching, all while maintaining a positive and solution oriented approach.
Skills:
- Strong knowledge of electrical systems, including high voltage and low voltage
- Proficiency in mechanical maintenance techniques
- Excellent supervisory and problem-solving skills
- Effective communication skills both verbal and written including with maintenance technician, property manager, and vendors
- Knowledge of industrial maintenance best practices
- Strong project management skills
Job Requirements
- Able to lift 30-50+ lbs
- Valid driver's license - will need to use your own vehicle for on-call duty
- Able to work overtime in emergency situations
- Available for night/weekend On-call duty (rotates among the team) – will receive additional payment to be on call and overtime if visiting the property
- Background check and drug screening is performed as part of the onboarding process
- High school education or equivalent is required (college hours preferred)
- Must comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment
Job Type: Full-time
Salary: $28.00 - $30.00 per hour
Expected hours: 40 per week
